| Traditionally, a person either seeking to sell their current home or find a new home would use the services of a licensed Real Estate professional. The Real Estate agent (salesperson, agent, broker, etc.) would conduct open houses, consult their client on the selling process, negotiate the sale, with the goal of procuring a buyer. The main tool for the real estate professional was the Multiple Listing Service, or MLS, that all agents would use to find prospective homes, compare housing values, and advertise properties to other agents. The work carried out by the agent or broker came at a price – a sales commission - based on the selling price of the house (generally between 6 – 7% in the Western New York region).
Let’s look at an example of a home sale using a property that sold for less than the national average: |

| To put this into perspective, let’s say the owner had also purchased that house for $200,000, placed 10% down, and ultimately took a $180,000 mortgage. Making monthly payments in excess of $1,100, it would have taken 6 years of mortgage payments to gain that same $14,000 in equity paid out in commissions. We’ll spare you the amortization schedule, but trust our math - its correct. Of course, one might say “Homes appreciate in value”. Generally speaking, the answer is “yes”. But any way you cut it: the $14,000 commission would therefore be higher, all equity from years worth of mortgage payments would be gone, and you would be paying a bundle of money. |
