The MLS, short for “Multiple Listing Service,” is a database that allows members of the Buffalo Niagara Association of Realtors use to list properties. The MLS is the traditional way for Real Estate Agents to advertise the homes they represent and to find properties for the buyers they represent and is still the primary tool that agents use when researching prospective properties for their clients. By listing your home on the MLS, you are essentially notifying all local Real Estate Agents that your home is for sale AND you are gaining much more exposure to Internet resources. The MLS has evolved to use Internet technologies to make using the MLS more efficient and accessible.
Only licensed Real Estate Professionals are eligible to participate in the MLS. While enTrust Home Marketing is not a licensed Real Estate Broker, there is good news! Our sister company, enTrust Realty Group, Inc. IS a licensed organization and can provide you the MLS access that you traditionally could only obtain when you contracted with a Real Estate Agent. Now you can still sell by owner while benefiting from the exposure of the MLS.

What is the MLS?

Traditionally, there were two real estate agents involved in every property transaction: the listing agent (the agency that lists your home) and the agent that actually sells the property. These two agents would typically split the commission (usually between 6% and 7% in the WNY region).

How long will my home be listed on the MLS?
Your home will be listed on the MLS for 6 months.
Can I make changes to my listing?
Yes, enTrust Realty Group, Inc. can make the changes free of charge during the first 10 days of your listing. Changes can be made later for a fee of $25.00 per occurrence. Please call enTrust Realty Group, Inc. directly at (716)568-7751.
How long does my listing take to show up in the MLS?
All new MLS listings are entered the same day the Exclusive Listing Agency is created. It generally takes up to 72 hours for your property to display on Realtor.com
How much exposure will I get with the MLS?
National. Even International. With your home listed on many of the top realty web sites including realtor.com, zillow.com, and many others, you will receive maximum exposure to both local and distant buyers. We cannot guarantee an exact number, but your home will be available for viewing by millions.
Can I purchase the MLS by itself?

If you are an FSBO, why are you offering MLS?
Easy – because our customers have asked for it. The MLS – while potentially obligating you to pay a commission to a buyer’s agent-- will still save you thousands of dollars by eliminating a listing commission.
Why is this listed through enTrust Realty Group, Inc. and not enTrust Home Marketing?
enTrust Home Marketing is exactly that – a marketing company to assist the home owners selling “by owner”. enTrust Realty Group, Inc. IS a licensed real estate agency, and thus a member of the local association of Realtors. The membership to the BNAR allows enTrust Realty Group, Inc. to offer the MLS.
What is the role of the listing broker - enTrust Realty Group, Inc.?
enTrust Realty Group, Inc. lists your property on the MLS. You still show your own open houses, talk directly with potential customers, and get all marketing services through enTrust Home Marketing.
I heard that if I am on the MLS, I am obligated to pay a commission, is this true?
Not necessarily. Many buyers will begin the search for a new house online, using one of the many local sites on which your home will be featured. Often, these new prospective buyers have not started working with an agent. If you find your own buyer without the assistance of a real estate agent, you pay no commission.
How can enTrust offer the MLS with no commission?
enTrust Realty Group, Inc. offers an Exclusive Agency Listing. This agreement allows you to find your own buyer without the assistance of a listing agent, freeing you from paying his or her commission. enTrust never charges a listing commission, just the one-time flat fee.
Doesn’t the MLS listing require a commission to be offered to the buyer’s agent?
Yes. During our visit to your home to install your yard sign and/or provide consultation services, the enTrust agent will work with you to determine a commission that fits your needs. enTrust suggests offering a 2 – 3% buyer’s agent commission. Since the MLS will expose your home to potential buyers represented by agents, the agents are entitled to fair compensation. A commission too low will result in fewer buyer’s agent inquiries. Remember, you are not paying a listing agent’s commission through our flat-rate MLS, so you are still saving thousands of dollars.
If I am listed on the MLS, will potential buyers contact me directly?
If your home is listed on the MLS, enTrust Realty Group will be contacted as the listing agent, thus will have its telephone number listed. But, no worries – all inquiries will be forwarded to you immediately.

Can I get a refund on the MLS if my home does not sell?
No. MLS does not qualify under our money-back guarantee.
