The MLS, short for “Multiple Listing Service,” is a database that allows members of the Buffalo Niagara Association of Realtors use to list properties.  The MLS is the traditional way for Real Estate Agents to advertise the homes they represent and to find properties for the buyers they represent and is still the primary tool that agents use when researching prospective properties for their clients. By listing your home on the MLS, you are essentially notifying all local Real Estate Agents that your home is for sale AND you are gaining much more exposure to Internet resources. The MLS has evolved to use Internet technologies to make using the MLS more efficient and accessible.

Only licensed Real Estate Professionals are eligible to participate in the MLS. While enTrust Home Marketing is not a licensed Real Estate Broker, there is good news! Our sister company, enTrust Realty Group, Inc. IS a licensed organization and can provide you the MLS access that you traditionally could only obtain when you contracted with a Real Estate Agent. Now you can still sell by owner while benefiting from the exposure of the MLS.

Although enTrust Realty Group, Inc is providing you access to the MLS, you still represent yourself and do not pay a listing agents commission. If the buyer of your home is not represented by an agent, you are not obligated to pay a buyers commission either.
  Inform Buyers Agents
When listing on the MLS, your home will be readily available to all local Real Estate Professionals. Buyers agents make their money based on the commission that you offer as specified in your MLS listing.
  Specify Commissions
If your buyer is brought to you by a licensed agent, you specify the commission you are willing to pay a buyers agent. Although enTrust suggests a 2 - 3% commission, you ultimately make the decision to pay more or less.
  Internet Exposure
When listing on the MLS, your home will be exposed online to the same level of that of a Real Estate agent. Your home will be listed on many additional high-traffic websites, and the real estate agents around town will know of your listing through the MLS. Websites included are:
