How is enTrust different from a traditional Real Estate company?
When you work with a real estate agent, you enter into binding relationship where you are generally obligated to pay that agent a commission for the services that they provide. As a home seller, you elect for the real estate agent to work as a listing agent and they actively work to sell your home. Services that agents provide include showing your home during open houses and private showings, brochure generation, online and print advertising, consultation, and negotiating. Upon the sale of your home, you will pay the commission (on average 6 - 7% of the selling price) to the real estate agent(s) involved in the transaction.
enTrust is different because we are a marketing company. We provide you the same marketing services a real estate agent provides such as web and print, array of attractive signs, and consultation. You show your own open houses and private showings and conduct your own negotiation. We provide our services at a flat rate. Upon selling your home, you do not pay a 6 - 7% and get to keep almost every penny of your investment.
How much money can I save if I sell my house through enTrust?
By selling your home "by owner", you can save a lot of money. Assuming that you would pay 7% of the selling price, here is an idea of how much you will save:

I heard a real estate can sell my home for more. Is this true?
A real estate agent can't predict the future any better than you. While some agents do have seasoned negotiating skills, it is an easy claim to make and difficult to prove. The National Association of Realtors routinely publishes these facts and figures. On the other hand, there are also claims that For Sale By Owner sell their homes' for MORE. With this information, assume that there is no difference. With the 6 to 7% you save, your are thousands of dollars ahead. By representing yourself, you are favored for coming out on top since you do not pay the agents commission on top. The lack of commission also gives you more flexibility in price while still coming out ahead.
Does enTrust place my home on the MLS ?

Do I need an attorney to represent me as a seller?
No. But, enTrust strongly suggests that you consult with an attorney and to represent you as both a buyer and/or a seller. If you do not have an attorney, you can find one in our online service directory.
What is the length of my agreement?
enTrust "Platinum" packages are for six (6) months from the sign up date. Please refer to your agreement for the exact terms and completion date. enTrust "Plus" packages are month-to-month and automatically renew on the date specified in your agreement.
Can I terminate my services early?
You can cancel at any time. Please inform enTrust of your desire to discontinue services and we will visit your property to collect the applicable signs and enTrust materials. Please note that enTrust "Platinum" customers will not be eligible for the money-back guarantee if terminating their agreement early.
Am I eligible for a refund through your money back guarantee if I cancel my enTrust services early?
No. If you terminate your services early, you not eligible for a refund.
My House has not sold within the agreement period, can I purchase additional time?
Yes, you can purchase contract extensions in 1 month increments. Each increment is $99 and payment is due in advance of continued services. If you are an enTrust "Platinum" customer and choose to continue your enTrust services after the contract expiration, you are still are eligible for the money back guarantee of the "platinum" package. Monthly increments are non-refundable.
I have accepted an offer on my home, should I notify enTrust?
Yes, please email or call so we can show your web site as sold on the enTrustny.com web site and other associated outlets. enTrust will also send a sold rider to your residence to affix to the yard sign informing potential buyers that your house is no longer available.
Do you have a referral program?
YES! If you refer a friend and they do business with enTrust, we will give you a $50.00 American Express gift card for each referral.
Why is there a Sign Deposit?
Our signs are expensive and generally cannot be repaired if damaged. We feel the deposit amount is fair even though the total value of the signs provided to you exceeds the deposit.
What happens if the signs get vandalized?
We understand that there are certain events that are out of your control including acts of god and unanticipated vandalism. enTrust will investigate the individual events and work with the client to come to an agreement depending on the circumstances surrounding the issue. You will never be charged an amount beyond the sign deposit.
How long does it take to get my sign deposit back?
Sign deposit refunds are processed every Friday and mailed out Monday morning. Therefore, you can generally expect your sign deposit back within 5 business days.
Should I return the yard signs to the enTrust office?
No. enTrust is a full service company and will come to your home and collect the signs.
Can I write any information on the signs?
No. Please do not deface any of the signs in any way. Any defacement can result in loss of some of the sign deposit including and up to a complete forfeiture. If you do have any suggestions or have any special needs, please call enTrust and we will do what we can to satisfy your needs.
Where should I place the directional signs?
We suggest that you place these signs along the busiest route to your home. Should you need more directional signs, they are available for $2.99 each. Please contact the enTrust office for additional information. enTrust reminds you to abide by your local laws concerning the placement of signs within your community.
What is The Bee?
The Bee is the second largest newspaper in Western New York. The newspaper is printed weekly and over 70,000 copies are distributed throughout WNY. enTrust packages include your property description, photo, and contact info. Your property will be found in the Real Estate section of the Classifieds and will be displayed in full color.
Can I also list my home with a Real Estate Agent?
Real Estate Agents usually do not allow their clients to work with other agents or entities. enTrust does not restrict your listing with an agent, but we do require that only enTrust signs are located on your property. For MLS access, consider using the services of enTrust Realty Group, Inc. Please call for additional information.
